Brick & Masonry Staining in Atlanta Color Without a Film for Atlanta Brick.

Mineral stain for Atlanta bungalows, brick ranches and industrial facades, applied by hand and warrantied for life. Nothing sits on the surface, so the heat and humidity have nothing to lift.

Fulton, DeKalb and Cobb Counties

One stain system for an Atlanta bungalow or a BeltLine warehouse.

A Craftsman bungalow and a converted industrial building take the same mineral stain and the same lifetime warranty. The difference is the scale, the schedule, and the paperwork an architect needs to see.

Brick staining in Atlanta, with nothing on the surface to peel.

Bramwell-McKay stains brick, block, stone and precast for owners, builders and architects in Atlanta and its suburbs. Our crews are masonry restoration people first, which is why every job starts with a water test and a sample on your own wall, not a color chart.

The stain is mineral, not paint. Inorganic pigments soak into the masonry and bond with the clay, so the color sits inside the wall instead of forming a film across it. The brick keeps breathing, the texture does not change, and nothing is left on the surface to peel.

Atlanta's brick covers a long span of building: Craftsman bungalows in Virginia-Highland and the streets around Inman Park, mid-century ranches across the northern suburbs, and the warehouses and rail-side buildings being reused along the BeltLine. Our documented work so far is concentrated in the Midwest, and we travel for whole-home and commercial projects. The nearest documented southern job is a high school stadium in Alabama, where every mortar joint was stained in 2014 and photographed again in 2021.

What Atlanta owners ask us to fix

Atlanta brick work comes in four kinds, and the climate and the age of the housing shape each one. The projects linked below are not in Georgia. Each is a documented job of the same kind, photographed the year it was stained and again years later.

  • A brick house somebody wants to paint

Painted brick is a common look in Atlanta's newer neighborhoods, and it brings a repaint every few years. Stain changes the color for good and leaves the brick free to dry out after a storm. See brick staining vs painting or the full-home makeovers page.

  • A bungalow whose mortar reads wrong

On a house repointed in patches over a century, the joints are often what looks off: grey here, near black there, so the wall reads as a grid. Stain can treat the mortar alone and leave the brick as it is. See the Alabama stadium where every joint was stained.

  • An industrial building with three eras of brick

Converted warehouses and mills carry infill, bricked-up openings and additions that never matched the original. Staining the newer units to the old makes the building read as one wall again. The system is specified under CSI 04 25 10. See the architects and engineers page.

  • New brick that came in off color

In new construction, a delivery that does not match the sample is a problem for the builder before closing. Brick manufacturers and distributors have paid for this correction on houses we photographed twenty years later. See the Glenmoore, Michigan house, the Pennsylvania off-color run, or builders and contractors.

Atlanta masonry that drinks water will take the stain

The core of what we do. Any absorbent brick, from a 1920s Craftsman bungalow in Virginia-Highland to a new build in Alpharetta.

The joints between the brick, stained on their own or along with the wall.

Concrete block on a garage, a foundation, or an addition takes stain and keeps its texture.

Limestone, sandstone, and fieldstone can be toned, matched, or evened out.

Faded or mismatched veneer stone gets its color back without replacement.

Patio pavers and cast concrete carry color the same way brick does.

Can we get the color you are looking for?

Almost certainly. Colors are custom mixed, so you are not picking from a little fan of chips.

Darker and richer is easy; going much lighter depends on your brick, and we will tell you straight after we see it. Start at brick stain colors to see what is possible.

The record we bring to Atlanta, photographed years apart.

Three projects from Alabama, Ohio and Michigan, each photographed the year it was stained and again seven to twenty years later. The color had not moved. That record, not a promise, is what a stain job should be judged on.

Heat, humidity, and the case against a film

In Atlanta the argument against paint is humidity, not frost. Brick soaks up water from summer storms and long damp stretches, then has to release it as vapor. A film slows that release, so moisture sits behind it, and painted brick here blisters, peels and grows mildew. The National Park Service guidance on brick masonry states that non-permeable paint or other coatings accelerate decay by trapping moisture behind the coating.

Mineral stain leaves the release alone. The pigment is inorganic, it is drawn into the pores, and it bonds with the clay, so there is no layer on the face for heat or damp to work loose. The Brick Industry Association's Technical Note 6, in its March 2025 revision, states that mineral-based stains are "preferred due to their high water vapor permeability" (opens in a new tab). Our nearest documented southern job, a high school stadium in Alabama, still showed one joint color seven summers after staining.

The stain system carries a lifetime warranty as applied. Mortar deterioration is not covered, and a sealer applied over the top afterward voids it. The full terms are on the warranty page, and what each option costs over the life of a wall is laid out on brick staining vs painting.

Staining vs Painting, in Full

Don't take it from us.

Masonry staining for Atlanta, from the BeltLine to the northern suburbs.

Atlanta builds in brick at every scale: the 1926 Sears building that is now Ponce City Market, the warehouses along the BeltLine, the bungalow blocks of Virginia-Highland. Brick staining changes the color of any of them without covering the face. The stain is drawn into each unit, so the texture and the mortar lines stay as they were.

Painting vs. brick staining is a live question in Atlanta, where painted brick has become a common look on renovations and new builds. Paint covers brick; stain colors it. In a hot, humid climate a painted wall is a repeat job, while a stained wall is done once and warrantied for life.

Masonry staining reaches past brick. Block, mortar, cast stone and precast across Fulton, DeKalb and Cobb Counties take the same mineral stain, and every color is mixed for the building and approved on its own wall before the crew starts. The full list is on our masonry staining services page.

What to expect when you work with us

  1. Consultation

We take the brief on the first call: the building, its condition, the result you want, and the schedule the work has to fit.

    You receive Documented scope
  2. Site assessment

We evaluate the masonry in person. Substrate condition, existing coatings, access, and how the work has to be sequenced around you.

You receive Condition and access review
  3. Absorption test

Water on the brick shows how the surface absorbs. Stain bonds into the pore structure, so this result governs whether the substrate qualifies at all.

You receive Substrate go or no go
  4. Sample panel and proposal

A section of your actual wall, stained and adjusted until the color is approved. It becomes the reference standard. Firm pricing in writing at the same time.

You receive Approved color standard, firm written price
  5. Application and closeout

Applied by hand with a brush, signed off section by section against the approved panel. Final walk, photo documentation, warranty in writing.

You receive Documented completion, lifetime warranty

Atlanta brick staining questions

Yes, for good. Mineral stain is absorbed into the brick instead of coating it, so the new color becomes part of the wall. There is no film to blister or peel in Atlanta's summer humidity, and nothing to repaint. A full home usually takes about 7 to 10 days.
A whole-home color change usually runs $15,000 to $25,000 or more, depending on the size of the house and how far the color moves. Corrections, patches and addition matching are smaller, commonly $400 to $8,000. Every Atlanta quote is written after a site visit, never from photos.
Sometimes, and we tell you how far after a water test. Going lighter is harder than going darker and depends on the brick. It will never look like a coat of white paint, because the texture stays. We lightened dark brick into range on a Michigan home.
Not over the paint. Stain has to reach bare brick, so the paint has to come off first, and how cleanly it comes off decides the result. We look at the wall, test a stripped patch, and tell you plainly whether staining is the right next step.
Yes. The pigment sits inside the brick, so there is no film for heat or trapped moisture to push off. The Brick Industry Association prefers mineral stains for their high vapor permeability. A high school stadium we stained in Alabama in 2014 still showed one even joint color in 2021.
Yes. Mortar can be stained on its own, which is often the fix on an older house repointed in patches. The brick stays as it is and the joints come back to one color. At an Alabama stadium we stained every joint and left the brick alone.
We stain a sample area on your own wall first and adjust it coat by coat until you approve it. The color is mixed for your brick, not picked from a chart, so the sample is where you decide. The cost of the sample is credited toward your project.
Yes. Facade color changes, infill and addition matching on offices, schools and converted industrial buildings. The system is specified under CSI 04 25 10, the work can be sequenced around occupancy, and it carries the same lifetime warranty as a house. See the architects and engineers page.
No. Our office is at 38 W Main St in Carmel, Indiana, and our crews travel for whole-home and commercial projects. The site visit, the sample and the crew come to the building. Tell us what the project is and when it has to happen, and we will say plainly what we can commit to.
