A Lifetime Warranty on Every Job
Every Bramwell-McKay staining project is covered by a lifetime warranty on workmanship and materials, for the life of the masonry, delivered in writing when the job is done. It even transfers to the next owner when the building sells. Mineral stain does not peel, fade, or need redoing, and we put that on paper.
What the warranty covers
- The materials. The mineral stain itself, permanently bonded into your masonry. It will never peel, crack, blister, or flake.
- The workmanship. Our preparation, color matching, and application.
- For the life of the masonry. Not 5 years, not 25. As long as the wall stands.
- The next owner, too. The warranty is transferable. It passes to heirs and future buyers with the building.
The stain itself is made by Masonry Cosmetics, and the lifetime warranty behind it is theirs. It carries through to work applied by their certified contractors, which is what we are. So the guarantee on your wall is the manufacturer's own, backed by a company that has been making this product since 1988, and our workmanship sits on top of it.

What it does not cover
Three things, stated plainly: acts of God, problems that start in the wall itself, and coatings applied over the stain. If a hailstorm cracks the wall, the warranty does not rebuild the wall. If the structure or a component of it had a defect or deteriorates on its own, the warranty covers our stain, not the structure. And if anyone paints or seals over the stain, the warranty is void. One more reason to never let a coating near your brick.
Why we can warranty something forever
Because of what mineral stain is. It is pigment absorbed into absorbent masonry, not a film sitting on top of it. There is no layer on your wall, so there is no fail point: nothing to peel, blister, or flake, which is why paint warranties are measured in years and ours is not. How a claim works
You call us. That is the whole process. If the color ever deteriorates enough that a casual observer would notice, the fix is a fresh application to the affected area, at no cost to you. We have driven back for white lines two inches wide because a customer noticed them after sign-off. If something about our work is wrong, we come back and make it right.
